In the world of real estate, we are often asked whether a permit is needed before beginning a particular renovation. You may be skilled enough to do the task at hand - whether it's building a deck, finishing your basement, or putting on an addition; however, problems often arise when you go to sell the house.

Appraisers today are required to go back and check if a permit has been pulled for a renovation. If a permit has been pulled - say, for your basement, your finished attic, or a deck you built yourself -  the value of that item will not be included in the estimation of value on your property. 

Getting a permit is not expensive, but it is very important. It's essentially a simple tax, but it can be crucial when you go to sell. If there is a reason for the appraiser to think a renovation wasn't done correctly, they may have to tear it apart in order to determine whether it's safe. Getting a permit can protect you from these costs and will just make the selling process a whole lot easier!
